General rental terms - Schultz Holiday Homes Dantourist

General provisions
The Agreement does not become binding for either party until Schultz-Dantourist has received the advance instalment payment. The agreement applies to the entire house and its fixtures, fittings and contents.
The non-inclusive utility charges must be paid for by Lessee on departure.

Payment
1st instalment is 25% of the total rental, though minimum DKK 1000.00 and is due for payment 10 days after the booking has been made.
2nd instalment is due for payment 6 weeks prior to arrival. Tenancy agreements made less than 6 weeks prior to arrival will be payable immediately in full.

Handling charge EUR 10,- each tenancyis due for payment together with1st instalment.

Deposit
Lessor (Schultz-Dantourist) reserves the right to charge a deposit of max. DKK 1825. Provided that the house and all its contents are returned in a tidy and clean state, the deposit will be refunded in full and transferred to lessee's account within a 2 weeks after departure.

Number of persons
The house may be occupied only by the number of persons specified in the catalogue. Furthermore, tents, caravans and mobile homes are not permittedon the grounds surrounding the house.

Damages
Lessee agrees to leave the house in an orderly state. On departure, lessee must ensure that the entire house is clean and tidy. Any damages to the house or contents must be reported immediately to Schultz-Dantourist.
The house and contents are insured against fire, but there is no insurance cover for lessee injury or damage to property.

Complaints
Complaints must be made immediately to Schultz-Dantourist. No complaints will be accepted after departure.

While every effort has been made to ensure the accuracy of information contained in the catalogue, Schultz-Dantourist accepts no liability for printing errors or inaccuracies contained therein.

All distances to the beach, shopping and restaurant are given as the crow flies.

Insects
The holiday homes are situated in open country close to areas of woodland. Insects such as wasps, ants and earwigs, etc. can find their way into the houses.

Noise pollution
For the surrounding community, life proceeds as normal, and some noise pollution in the form of construction work and air and road traffic can occur. We are confident that our holiday guests will appreciate that Schultz-Dantourist is unable to bear liability for any such disturbance.

Provisos
If the agreement is entered into more than 4 months prior to the start of the rental period, Schultz-Dantourist shall be entitled to raise the cost of the rental in proportion to inflation, tax increases, rises in the exchange rate, subject to substantiating documentation of such increases.
Lessee is entitled to cancel the agreement with immediate effect in the event of force majeure events such as war, strikes, epidemics and similar.

Legal disputes
Any legal dispute arising will be referred to Varde County Court and processed under Danish Law.
